The Site
A Sustainable Location
Jones Homes site is located to the north of Poynton, bounded to the north and west by Poynton Brook. To the south, the site is bounded by Poynton’s settlement edge, and to the east by London Road.
The site is ideally located in close proximity to the wide range of amenities and services on offer in Poynton. Local primary schools, shops, and GP surgeries are all within walking distance, alongside Poynton Train Station, providing public transport access to Manchester and beyond.
The site at Glastonbury Fold will include the provision of up to 130 new homes, of which 45% will be affordable, demonstrating Jones Homes’ commitment to address Poynton’s housing need.
Planning Context
All Councils in England are expected to allocate land to deliver enough homes to meet the needs of residents. In December 2024, the National Government introduced a new method for calculating how many homes a Local Authority needs to supply. This increased Cheshire East’s housing requirement by 152% to 2461 homes per year.
The Government also introduced the concept of ‘Grey Belt’ in December 2025, allowing Green Belt land that does not strongly serve its intended purposes to be considered for housing, subject to other planning considerations.
Cheshire East Council is currently unable to meet its housing requirement, as it cannot demonstrate sufficient ‘housing land supply’, which is why we are bringing forward our proposals to provide high-quality, sustainable homes in Poynton.
The site is being promoted for inclusion in the emerging Cheshire East Local Plan, which is currently at an early stage, with no land allocations yet identified. We believe that the site aligns with the emerging Local Plan by providing a sustainable and deliverable location for future housing growth, in an area where Cheshire East has already acknowledged that further Green Belt release will be required to meet housing needs beyond 2030.
Why this site?
Planning allocations have established a wider strategy for the future evolution of this part of Poynton, including proposals for new homes on the site of the existing Poynton Sports Club facility and the relocation of those facilities onto land off Glastonbury Drive (Glastonbury Fold).
As part of this approach, land off Glastonbury Drive has been identified for relocated sports and recreation uses. However, the sports club has now confirmed it does not intend to relocate to the site.
The current proposals build upon this wider planning context, with new homes now proposed on land that had previously been identified to accommodate the relocated sports facilities as part of the area’s longer-term evolution. Jones Homes controls the land, ensuring the site is available and deliverable.
