Our Proposals & Masterplan
Jones Homes is bringing forward proposals for a sustainable new neighbourhood at Glastonbury Fold, designed to respond to Poynton’s identified housing needs while integrating sensitively with the existing community and the landscape on the northern edge of the town.
Our proposals include:
- Up to 130 high quality new homes, designed to reflect Poynton’s character and local setting.
- 45% affordable homes, including intermediate and social rented accommodation to help local people access homes in Poynton.
- A range of house types and sizes, supporting households at different life stages, from first-time buyers to families and downsizers.
- Improved pedestrian and cycling connections, including enhanced access toward local cycling infrastructure, supporting safe, active travel within Poynton.
- New Local Areas for Play (LAP), alongside formal and informal green spaces, seating areas and opportunities for recreation.
- Vehicle access from Glastonbury Drive with an additional emergency access point onto London Road.
- A landscape-led layout, retaining key hedgerows, trees and existing natural features wherever possible.
- Sustainable Drainage Systems (SuDS) such as attenuation basins and planted drainage areas to manage surface water and strengthen the landscape.
- A minimum 10% Biodiversity Net Gain, guided by ecological survey work and long‑term management, with additional measures such as integrated bat and bird boxes.
- The new homes would be built on ‘Grey Belt’ land that no longer serves the purposes of the Green Belt.
The Masterplan
Our emerging Masterplan has been shaped by the site’s existing landscape features – including hedgerows, trees, drainage patterns and the urban edge of Poynton. Existing trees and boundary vegetation will be retained and protected wherever possible to maintain a natural, well established landscape character. New planting and green corridors will strengthen ecological connections and soften views toward surrounding fields.
The masterplan also takes existing on-site service infrastructure into account, incorporating SuDS basins, green corridors and public open space to manage water from Poynton Brook effectively, support biodiversity and create attractive, accessible areas for residents.
